Adam Kruse - Here's the deal, want to get involved?
I recently started working with a builder/ investor here in St. Louis that owns over 50 houses in Kirkwood and Des Peres. This guy basically buys houses and either rents them out, tears them down, or lets them sit vacant. He got in contact with me to help him either rent out or sell a few of the houses that he is doing nothing with.
I posted a few ads here and there, on craigslist etc, and I got a ton of responses. I found people that needed me to help them find rental houses in Kirkwood, South County, North County and all over St. Louis. I was blown away by all of the responses. Many of the people I found could afford a payment per month that would allow them to purchase a home, but digging deeper noted they had a credit score that would not allow for it. Because of all that I have talked to several mortgage brokers who tell me of different programs and strategies to get those people into houses either immediatley, or within 45-60 days. I am always amazed by how many different angles there are in real estate, I love it.
Back to the point - WIZAH PROJECTS - One of my newest projects is to work with Avenue Real Estate Group to fill a need in St. Louis to help people find rentals, and to help property owners find renters. If I can post a few ads on craigslist and get nearly 100 responses from people wanting a rental, there is obviously a need there. I have started putting together a database of people needing a rental, and property owners and managers needing renters. It is a time consuming process but I think this is one project that can be very succcessful.
